Certified Model Process

All models that are to be constructed in
a plan of subdivision must be reviewed through the certified model
process. The certified model
applications cannot be submitted prior to draft plan approval, the applications
are to be submitted after draft plan approval and prior to registration of
the subdivision.

A complete submission includes:
▪ a completed certified model application
form Certified
Model Application Form
▪ 2 complete sets of plans and specifications
including details for all elevations,
options, upgrades,
alternate floor layouts and special corner treatments offered
for that model
» 2 copies of architectural plans, including
options
» 2 copies of truss package (sealed by
Engineer) along with a truss layout
» 2 copies of HVAC layout and heat loss
calculations
▪ any other design elements outside of the
scope of Part 9 of the Building Code,
stamped by a Professional
Engineer (i.e. LVL’s, glu-lams, engineered beams)
▪ plans must include designer qualifications
and/or registration BCIN as applicable in
conformance with OBC
▪ certified model fee of $1,000.00 per model
NOTE:
a separate certified model submission is required where there is a
change in gross floor area.
The building permit application for a
repeat model will include:
▪ a completed building permit application form
with schedules
▪ 2 copies of a site plan of the lot (siting),
stamped by the subdivision engineer
certifying that the
grading is in conformance with the overall approved subdivision
grading plan
▪ building permit fee (please note this fee is
reduced from the normal permit fee and
is $9.15/m² or $0.85/ft²)
NOTE:
Building permit applications for the repeat model submissions cannot be
accepted until the plan of subdivision is registered.
Just a reminder: Development Charges are applicable to all new home construction
and will need to be paid in full at the time of building permit issuance.
